Major works
Major works are larger repair or maintenance works to a block or estate. They are carried out to improve the communal and structural parts of your building.
As a leaseholder you’re responsible for paying for these.
Examples of major works
- window renewal
- roof renewal, repair or replacement, including recovering
- rewiring of landlord’s electrical supply
- major structural repairs to the block
- concrete repairs
- lift renewal
- major lift repairs
- door entry installation
- installation of independent heating systems
- environmental improvement schemes
- installation of CCTV systems
- fire safety
- replacement water tanks including relining
- external painting and repairs
Consulting you about major works
We’ll carry out a consultation with all the leaseholders in the building if:
- proposed major works cost a leaseholder more than £250
- new service contracts cost a leaseholder more than £100 per year
We’ll send you a section 20 Notice of Intention telling you of our plan to carry out the major works and the reasons for this.
You’ll then receive a Notice of Estimate which will give you with an estimate cost of the major works.
Lastly, we’ll send you a Notice of Proposal which tells you who the council has nominated to carry out the major works.
You have 30 days to send us feedback or comments if you wish to do so after issue of each consultation document.
How to pay
You’ll receive an invoice to show the cost of the major works.
Under the terms of your lease, your share of the cost must be paid in full within 28 days of receiving the invoice.
The invoice will tell you how you can pay.
Help to pay for your major works
We understand that getting a large bill can impact your ability to pay it all off in one go.
If you have problems you can spread the payment.
You can apply for:
- an interest free instalment
- a secured loan
To set up a payment plan, we’ll check your income and expenses to make sure it’s affordable.
Interest free instalments
You can pay over monthly instalments, interest-free. You pay by direct debit.
We offer this for both repair and improvement works.
The payment plans are based on your contribution towards your major work.
- 12 months Up to £1500
- 24 months £1500 to £7500
- 36 months £7500 to £10,000
- 48 months £10,000 to £15,000
- 60 months £15,000 to £20,000
- 72 months £20,000 to £30,000
- 84 months £30,001 to £40,000
- 96 months £40,000 and above
Secure loan
This is a loan set out in law and under set criteria. Interest is chargeable for the term of the loan at a variable rate.
For an arrangement fee for discretionary loans we charge £100.
For emergencies outside working hours, call 0800 393 994. Emergency repairs will be addressed immediately.
For suspected gas leaks, call National Grid's emergency number at 0800 111 999 immediately.
When work has finished
We’ll inspect the work and make a note of any minor issues that need fixing.
After confirming the contractor’s accounts, we’ll issue a statement of final account. This details your final recharge and show your share of the costs.
It’ll be calculated based on the number of rooms in your home or the terms and conditions outlined in your lease.
