Sell your leasehold property
If you’re a leaseholder you can sell your home at anytime.
You do not need our permission unless you’re selling within the first 10 years of purchase under the Right to Buy scheme.
Right of first refusal
If you sell your property within 10 years of buying it under the Right to Buy scheme, you must first offer it back to us at the full market value.
If we do not wish to purchase the property back from you, you are then free to sell the property in the open market.
Right to Buy discount
If you sell your property within five years of buying it under the Right to Buy scheme, you’ll usually have to pay back some or all of the discount.
The amount of discount you must repay is worked out on the number of years since you purchased the property.
If you sell within:
- one year, you’ll have to repay the whole discount
- two years, you’ll have to repay 80% of the discount
- three years, you’ll have to repay 60% of the discount
- four years, you’ll to repay 40% of the discount
- five years, you’ll to repay 20% of the discount
After five years, you can sell without repaying any discount.
You’ll not need to repay the discount if:
- you sell the property to your husband, wife or another member of your family who has lived with you for at least 12 months
- you sell due to a Compulsory Purchase Order issued by us
Seller’s pack
You or your solicitor can request a seller’s pack. This will contain the information you need to sell your property.
The standard pack includes:
- the last three years' service charge statements
- outstanding service charges and major works costs
- buildings insurance details
- planned and current major works not yet billed
Additional information for the seller’s pack includes:
- fire risk assessment
- asbestos report
Your solicitor should request the seller's pack as early as possible to avoid delays.
We charge £243.20 for a standard seller’s pack. It’s an extra £93.15 for the additional information.
Packs will be sent within 10 working days of confirmation of payment by the Home Ownership team.
After the sale is complete, your solicitor must issue a notice of transfer (and charge if there is a mortgage on the property) to tell us that the lease needs to be transferred into a different name.
All transfer and mortgage notices must be sent to the Property Services Group in Legal Services, London Borough of Redbridge, Town Hall, 128-142 High Road, Ilford, Essex, IG1 1DD.
There is a registration fee of £96.00 for each notice. Cheques should be made payable to The London Borough of Redbridge, Legal Services, Town Hall, Ilford, Essex, IG1 1DD.
