Local land charges
When you buy a property or a piece of land, it is important you or your solicitor ask for a local land charges search to make sure there are no charges affecting the land or property.
A local land charge can be a financial claim, restriction, decision or information which may affect a particular property or area of land.
Charges can include:
- environmental health notices
- financial amounts owed
- planning decisions
- road agreements
- tree preservation orders (TPO)
A local land charges search will highlight these charges and help you to make an informed decision about buying an area of land or property.
Official land charge search
In most cases, your solicitor will ask us to do the search. We do all official searches covered by the Local Land Charges Act 1975.
We collect information from different departments, including planning and building control, and use it to form a local authority search.
An official local authority search is made up of 2 types of searches:

LLC1 | It shows any charges affecting the land or property, such as planning decisions and tree preservation orders, and details of money owed to the council by previous owners. |
Con29 |
The CON29 reveals any planning, highway or environmental issues that either affect your land or property now, or could affect you in the future. It can also include an optional section; CON29O. This covers any common land enquiries such as public paths and pollution orders. We charge for every additional question requested from this section. |
Request an official land charge search
The most popular request is for a “full search”. This is the LLC1 and CON29 combined. You can then decide if you want to add any optional questions from the CON29O.
To request an official search you need to submit:
- a copy of the relevant request form (LLC1, CON29 or CON29O) - these are available from most high street solicitors or the Law Society website
- a site plan identifying the land you are enquiring about

Once we have your documents, it takes approximately 3 to 4 weeks to complete the search. We will then email them back to you.
Cost
We only accept BACS or card payments.

Land ownership and boundary lines
We can’t advise on land ownership or boundary lines. We have no powers to resolve disputes. If you are in a dispute with your neighbour about the boundary between your properties, you'll need to work out who owns the land.
You can find this information in legal documents such as your title deeds or through Land Registry
If you think the boundaries are not defined in the title document or lease, or the boundaries have been changed by agreement or encroachment, you'll need to get legal advice from a solicitor.
Personal searches
A personal search is free of charge and can be made by anyone. However, it is not an official local authority search. Personal searches will only search:
- the local land charges register
- the public register
- our data records
We cannot validate any information found during a personal search and we are unable to discuss the information with you. You'll need to get information by using our online services or by contacting the relevant departments. Additional fees may apply.
